New Boulevard is the familiar name for the modern southern extension of Batumi’s seafront promenade. The official tourism portal notes that the boulevard was substantially expanded in 2009. For a property search, this is an editorial location rather than a separate administrative unit.
The onthesea.ge map treats New Boulevard separately from Heroes Alley and Khimshiashvili to the north, and from Adlia and the Airport area farther south or inland. Everyday boundaries overlap, so any listing labelled “New Boulevard” should still be checked against its exact address.
The defining advantages are long access to the waterfront and a wide choice of newer buildings. The main mistake is assuming that all of those buildings create the same daily life. The seafront, internal blocks, and northern and southern sections differ in density, wind, road noise, winter occupancy and the maturity of their surroundings.
Summer and winter rhythms
The promenade becomes more active in summer, with more walkers, cyclists, visitors and seasonal businesses. Activity inside residential blocks depends on ground-floor uses and access roads. Winter reveals which buildings work as year-round homes: how many units are occupied, whether common areas are heated, how lifts cope and which everyday services stay open.
For permanent living, view a property on a wet or windy day. It becomes easier to judge the route to the entrance, shelter at the doorway, window performance and ventilation.
Close to the sea can mean different things
A seafront building does not give every unit a sea view. A unit with an open view may be farther back, and convenient beach access depends on crossings and entrances to the boulevard. Seafront position, sea view and distance to the sea are therefore recorded separately.
If the panorama matters, inspect neighbouring plots as well as the current view. Open land or a low building today does not preserve the outlook.
The high-rise as a working system
It is particularly important here to distinguish a residential building from an aparthotel or mixed-use development. Occupancy patterns, short-stay traffic, lift pressure and management arrangements can be different.
Check units per floor, lifts at busy times, heating, ventilation, sound insulation, backup arrangements and management-company charges. Ask exactly what the charge covers and whether rental or occupancy rules are compulsory.

Things to consider
Construction continues around parts of the location, while streets behind the first row remain uneven in quality. Summer brings more people; some buildings become much quieter in winter. Salt air, humidity and wind make façade, window, metalwork and ventilation checks more important.
A proposed shop, park or road is not existing infrastructure. Base the decision on routes and services that can be used today.
Who it may suit
New Boulevard may suit someone who wants a contemporary apartment near the sea, enjoys long walks and is comfortable with high-rise surroundings. It can also work year-round when the chosen building is genuinely occupied and managed as a home.
It is less likely to suit someone looking for low-rise streets, a fully mature neighbourhood or guaranteed summer quiet.

- building type and rules for short stays;
- units per floor and working lift capacity;
- heating, ventilation and neighbour noise;
- management agreement, charge and included services;
- façade, windows and exposed metalwork facing the sea;
