I have lived in Batumi for four years, helping people buy property in Georgia — as a home, a holiday place, a new beginning or an investment.
Life by the sea was once just a dream of mine. Then, at some point, I decided that dreams really ought to become plans. I changed the life I knew, packed our things, took my three children — and we moved to Batumi.
Today my children go to Georgian schools, learn the language and make friends, while little by little we are becoming locals too.
I have actually lived in several countries over the course of my life. I was born in Uzbekistan, studied in China, travelled extensively and spent many years writing a family travel blog. Along the way, I made friends and acquaintances in many different parts of the world.
That is probably why I understand people who one day find themselves wondering: “What if I tried living differently? What if I moved? What if I bought an apartment by the sea? What if it turned out to be a good investment?”
I once asked myself exactly the same questions.
Over four years of working in real estate, I have helped more than a hundred people buy a home or apartment in Georgia.
For me, it has never been simply about selling square metres.
Every person has a completely different story.
Some people want a small house outside the city and peace and quiet. Some dream of the mountains and want their nearest neighbours as far away as possible. For some, waking up to a sea view is essential. Others want restaurants, city life and energy.
Some buy an apartment to visit a few times a year. Some want to move to Georgia for good. Some are looking for a property for their parents or children. For others, it is primarily an investment: a way to preserve capital, earn rental income or buy a property that may grow in value over time.
That is why I do not like to begin a conversation with the question: “What is your budget?”
It matters much more to me to understand why you want property in Georgia in the first place.
Only then can we properly choose the location, building, type of property and the specific home.
I know Batumi and its surroundings well. I know the neighbourhoods that are genuinely comfortable to live in, and the places that look beautiful in advertising photographs but come with their own nuances. I know where property can make sense as an investment, and where I would not buy myself.
And I am completely open about that.
My job is not to sell you the first property that comes along. What matters much more to me is that, several years after the purchase, you can say: “Yes, that was the right decision.”
I speak Russian and English, understand Georgian quite well now, and over these years I have learned to sense local life much more deeply than someone who comes here for a few days.
Most importantly, I live here myself.
Every day I see this city not through the eyes of a tourist or a property salesperson, but as someone who is raising children here, working, dealing with everyday matters, travelling around the neighbourhoods and watching Batumi develop and its property market change.
In four years of living here, I have never once regretted moving.
I still love the sea. I love our sunrises and sunsets. I love that the mountains are only half an hour away. Even Batumi’s famous rain eventually stops being irritating and becomes part of the city.
